How it works:

You call and we deliver a metric storage cube to your door. You pack it in your own time then seal and secure it with your own padlock. You call when you are done and we collect the MSC. Your goods are transported to, and safely stored, inside our secure Metric Storage Warehouse.
You can access your MSC for free at our warehouse (subject to operating hours and 24 hours notice).
When you ask for it to be delivered, the MSC will be redelivered back to your door or a new location, where you can unpack it in your own time.

Terms & conditions

1. Rental Period and Rates:
The Tenant may rent for any period longer than the one month minimum period. All rentals are calculated on a monthly basis, based on the period of occupancy. At the inception of this agreement any incomplete month will be charged pro rata at the Daily Rate. The Tenant may secure the lower rate for the entire period of lease by Advance Payment in full. The first month’s Rental shall be paid prior to taking occupation of a storage container (“Unit”), then monthly in advance on or before the 1st of the month, free of bank exchange, cash deposit fees or setoffs into the Bank Account of Metric Storage (“The Lessor”). Rental payments received after the 5th of the month are subject to a late payment fee of R250.00. The
Lessor does not accept cash at the premises. Metric Storage reserves the right to make adjustments to the rental from time to time by giving 30 days written notice. Should the Tenant not accept the increased rental, then they will be entitled to cancel the agreement as per clause 5 of the rental agreement. In the event of the Tenant signing a debit order agreement and there being a Rental adjustment, the Tenant authorises the Lessor to make the necessary adjustments to
the debit order.
2. Deposit:
The Tenant shall make a deposit equal to one month’s rental to secure occupation of a Unit. At the end of the Rental period and following an inspection of the Unit, this deposit shall be refunded to the Tenant, free of any interest, after any deductions have been made for administrative charges, waste removal, damage repair, recovery costs and the disposal of abandoned goods or Rental arrears. Such deposit shall not constitute the last month’s rental. Deposits will be refunded via electronic funds transfer within 30 days of vacation of the Unit.
3. Use:
The Unit may only be used for the purpose of storing goods and no other purpose
whatsoever. The Tenant may not sublet the whole nor part of the unit. The Lessor does not warrant that the Unit is a suitable place or means of storage for any particular goods. The Tenant shall be solely responsible for locking the Unit and for securing the contents thereof and indemnifies the Lessor against any damage suffered by the Tenant.
4. Access and Hours:
Normal Business hours are Monday to Friday 8.00 am to 17.00 pm. Arrangements may be made to gain access out of normal business hours and the Lessor reserves the right to levy a charge for such access. The Tenant shall at all times, keep the driveway clear and not obstruct any other tenant’s access to their unit.
5. Nature of goods:
By entering into this Rental agreement, the Tenant warrants that they are the lawful owner of the goods to be stored in the Unit. The Tenant undertakes not to store on the premises any living creatures, food or perishable goods or anything that might, have offensive odours, constitute a fire hazard eg. Petrol, chemicals, compressed gases etc, be explosive or which may in any way damage the premises or be offensive to other tenants or cause a nuisance. The Lessor reserves the right to call on a Tenant to remove goods from the Unit should it be considered offensive in any way.
Should the Tenant fail to remove the goods, the Lessor may, at its discretion, remove such goods from the Unit at the cost of the tenant.
6. Cancellation, Renewal and Vacation of The Unit:
Customers are required to notify Metric Storage in writing not later than the 15th of any month of their intention to vacate a Unit. If the notice is given after the 15th of any month, then the full month’s rental shall still be payable in respect of the following month. Failing receipt of notice, this agreement will automatically renew for further periods of one calendar month. The Tenant shall vacate the unit by 5.00 pm on or before the last day of the month. Should the Tenant fail to vacate the Unit (and remove the lock) by this time, the rental agreement will automatically renew for a further calendar month. Any damage to the Unit must be reported to the Lessor. Units must be left clean and free of all goods and waste material, ready for rental, failing which the Lessor shall clean, dispose of any goods and repair the Unit at the cost of the Tenant. The Lessor reserves the right to cancel the rental agreement with 30 days notice. In the event of the Agreement being cancelled by the Lessor, the Tenant shall vacate the Unit within the 30 day notice period.
7. Risk:
While Metric Storage (Pty) Ltd will at all times make every effort to ensure the safety of the Tenant’s possessions, goods stored in a Unit or on the premises will at all times be at the sole risk of the Tenant. The Tenant will be responsible for insuring their goods stored on the premises. The Tenant pledges the goods stored in the Unit to the Lessor as security for their obligations in terms of this agreement.
8. Security and Parking:
The Tenant agrees to accept directions of the management or security staff of the Lessor.
9. Breach:
Metric Storage (Pty) Ltd reserves the right to cancel the agreement should the Tenant be in breach of any of the terms of this agreement by giving 7 days written notice thereof to the Tenant setting out the breach and demanding that the Tenant remedy such breach. Should the Tenant fail to remedy the breach within 7 ordinary days or fail to pay the Rental timeously, the Tenant consents to the Lessor “over locking” the unit and agrees that they shall not be entitled to have access, nor remove any goods from the Unit until the amount in arrears has been paid in full. By failing to pay rental for three months or more or by failing to vacate the Unit after being given notice to do so by the Lessor, the Tenant shall be deemed to have abandoned their goods at Metric Storage and grants the Lessor a lien over the goods stored within the Unit. The Tenant further grants the Lessor the right to open the Unit and dispose of such goods and offset the proceeds there from against unpaid rental, penalties and expenses incurred by Lessor in pursuing payment of rental. Should the net proceeds of the sale of the contents of the Unit be insufficient to settle the debt to the Lessor, the Tenant agrees to pay the Lessor the balance due within 7 days of written demand to do so. In the event of the Tenant remaining in occupation following any breach, the Tenant shall continue to pay all amounts due to the Lessor on due date. The acceptance of the Lessor of those payments shall be without prejudice to and shall not in any manner whatsoever affect the Lessor’s claim of cancellation or claim for damages of any other nature whatsoever.
In the event that the Lessor instructs attorneys to take action for the enforcement of any of the Lessor’s rights, the Tenant shall be liable and on demand pay such collection costs and other legal costs for which the Lessor is liable, on an attorney client scale. Interest on any overdue amount shall be calculated on a compound basis, compounded monthly in arrears and shall be calculated at 2.5% (two point five percent) per month. The parties hereby consent in terms of Section 45 of the Magistrate’s Court Act or any amendment thereof to the jurisdiction of the Magistrate’s Court for the purposes of proceedings in terms or incidental to this lease, provided that the Lessor, at its option shall have the right to institute
proceedings in the High Court having jurisdiction.
10. General:
No alteration cancellation or variation of this agreement shall be of any force or effect unless it is in writing and signed by the parties. The Tenant acknowledges that no warranties or representation have been made by the Lessor or its
representatives other than contained in this agreement.
No relaxation or indulgence shall in any way prejudice the parties from exercising their rights or preclude or estop them from exercising such rights. This agreement shall bind the parties, their respective successors, executors, curators or assigns.
The parties choose their citandi et executandi at the addresses as et out in the Tenant Details on the Rental Agreement, which they may be entitled to vary at any time by written notice. All notices may be given per e-mail, hand delivery or registered post and delivery shall be presumed, until the contrary is proved, to have been received by the addressee at the time of delivery by hand or at the time of transmission or any electronic communication and within 5 days or being posted per registered post. Notwithstanding anything contained in the agreement, a written notice or communication to any party shall be deemed to be adequate notice notwithstanding that it was not sent or delivered to their chosen domicilium. The tenant confirms that they are aware that there are clauses and conditions contained in this agreement which restrict their rights and confirm that they have read and understand the content of the agreement and accept the terms and conditions.
